b) <br /> <br />Prior to approval of final maps for residential., or. commercial development, <br />Property Owner shall prepare for City review and approval a non-point source <br />water quality management program that conforms to best management practices <br />as specified in City's Clean Water Program for Urban Runoff and satisfies <br />requirements of NPDES permits. This program may include: <br /> <br />i) <br /> <br />use of on-site stormwater detention ponds for settling and filtration of <br />pollutants, and <br /> <br />ii) <br /> <br />interception of urban runoffthrough grassy swales, landscape areas, catch <br />basins or other natural areas prior to release into downstream storm <br />drainage channels. <br /> <br />61) <br /> <br />62) <br /> <br />J. SCHOOLS <br /> <br />S~hool Fees. Property Owner shall pay school impact fees to the Pleasanton Unified <br />School District at the same rate as other properties in Pleasanton or as agreed by Proper~y <br />Owner and the Pleasanton Unified School DisUict. <br /> <br />Safe Walking Routes. Property Owner shall provide safe routes for school children <br />throughout the Project to both the elementary school site and the PUSD middle school. <br /> <br />K. FIRE PROTECTION <br /> <br />63) <br /> <br />Fire Prevention/Response Requirements. All smactures within the Project shall meet <br />Uniform Fire Code requirements in effect at time of application for building permits, <br />including all City Fire Code requirements. <br /> <br />Five-minute response time zones from the new fire station location to locations <br />within the Project are as shown on Figure 18, Project Fire Response Time Zones <br />oftbe Bemal Property Specific Plan DEIR. Development within the Project that <br />lies within this five minute response zone from the new station location shall be <br />considered to be within a five minute response zone, even if the new station has <br />not yet been constructed. Under such a scenario, City shall proceed with <br />construction of the new fire station or provide other means of fire service <br />acceptable to City. <br /> <br />b) <br /> <br />Development within the Project that lies outside of the five-minute response time <br />zone as described in Condition 67 a) above shall be re-evaluated upon <br />construction of Project streets to accurately determine whether such areas are <br />actually outside the five-minute response zone. If, based upon this re-evaluation, <br />such areas are found to be outside of the five-minute response zone, all structures <br />within such areas (including residential uses) shall be equipped with automatic <br />fire sprinklers or protected by alternative means satisfactory to the Fire Chief. <br /> <br />Conditions of Approval Page 32 of 44 August 9, 2000 <br /> <br /> <br />
