The <br />materials and color of the enclosure walls shall match the building walls and <br />the gates shall be corrugated metal or solid wood to the satisfaction of the <br />Planning Director. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless <br />the spaces are fronted by concrete curbs, in which case sufficient areas shall <br />be provided beyond the ends of all parking spaces to accommodate the <br />overhang of automobiles. <br /> <br />All utilities required to serve any existing or proposed development on-site <br />shall be installed underground, unless otherwise determined by the City <br />Engineer. <br /> <br />The applicant shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping included in this <br />project will be maintained at all times in a manner consistent with the <br />approved landscape plan for this development prior to building occupancy. <br />Said agreement shall mn with the land for the duration of the existence of <br />the smacmres located on the subject property. <br /> <br />The location of any pad-mounted transformers shall be subject to approval <br />by the Planning Director prior to issuance of permits by the Building <br />Department. Such transformers shall be screened by landscaping or <br />contained within an enclosure matching the building and with corrugated <br />metal gates. All transformers shall be shown on the plans submitted for <br />issuance of building permits. <br /> <br />The trees located adjacent to the driveways shall be changed to Raywood <br />ash trees. A final landscape plan and irrigation plan shall be submitted to <br />and approved by Planning Director as part of the building permit plan set <br />prior to issuance of an on-site permit. Said landscape plan shall be <br />consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br /> <br />All trees used in landscaping be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br /> <br />
