e <br /> <br />go <br /> <br />10. <br /> <br />11. <br /> <br />Prior to building permit issuance, the specific details as to the incorporation <br />of the photovoltaic cells shall be submitted to the Planning Director for <br />review and approval. The cells' location and area shall be as generally <br />shown on the development plan set. The photovoltaic cells shall be <br />installed at the earliest possible time, however, the installation may be <br />phased, subject to the review and approval of the Planning Director prior to <br />building permit issuance. A specific installation schedule and surety shall <br />be included as part of any phasing plan. <br /> <br />Prior to the issuance of a grading/building permit, a revised parking plan <br />shall be submitted to the Planning Director that reduces the number of <br />parking spaces to the anticipated demand for the Peridot business operations. <br />The use of this area shall be as a sand or grass volleyball court. This area <br />shall be reserved for additional parking and shall be installed in the future if <br />directed by the Planning Director. <br /> <br />If the building covered by this approval is "demised" into multiple tenant <br />spaces in the future, the property owner shall submit to the Planning <br />Director for review and approval a demising plan. Such plan shall show <br />access points, signage needs, any tenant parking requirements, and any <br />exterior improvements. Any exterior improvements shall be subject to a <br />design review application that the Planning Director may refer to the <br />Planning Commission if determined to be significant. <br /> <br />All roof mounted equipment, including HVAC and any other mechanical or <br />communications equipment (with the exception of the photovoltaic panels), <br />shall be designed, installed, and maintained over the life of the building <br />such that the equipment does not project above a horizontal plane <br />established by the building's equipment screening walls. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the <br />subject property in a normal environment for that zoning district. <br /> <br />The applicant shall submit a final lighting plan for the building and the site <br />for the review and approval of the Planning Director prior to issuance of <br />building permits. All lighting shall be consistent with the requirements of <br />the Hacienda Design Guidelines. <br /> <br /> <br />
