The ACTC is approximately 6 to7 feet lower than the industrial parcel and, after <br />grading, the Bernal Property parcel adjacent to the transportation corridor will be <br />approximately 10 feet below the Hgltt~of. way.. Third, landscaped screening along the <br />ACTC is required by PUD Condition . The knoll ai-ea (lg acres) in the southern <br />portion of the East Parcel is designated as a neighborhood / special use park. The City <br />has llmd use regulations and development controls, such as designing the park to <br />minimize access, lighting and parking area conflicts, which will further reduce the <br />potential friction between park and residential land uses. In Alternative C, the East <br />Panini will be entirely park use or currently unplanned public space. <br /> <br /> f. The PUD also contains traffic and circulation conditions to ensure that <br />project circulation is adequate, offsite impacts are mitigated, and adequate parking is <br />provided. These conditions help avoid or reduce traffic conflicts between land uses. <br /> <br />2. !I1~. Potential for safety hazards for residences, passing cars, pedestrians <br />and bicyclists from stray golf shots. <br /> <br />None. <br /> <br />F_ig.liig_8t: Changes or alterations have been required in, or incOrporated into, the <br />Proj~t which avoid or substantially lessen the significant enVironmental effect <br />ider~ified in the Final EIR to a less than significant level. <br /> <br />Faet~ in SunDort of Finding: The impact will be avoided or reduced based on the <br />following: <br /> <br /> a. Ira_ ~act BI: Runoff from the site under the lO0-year flood may contribute to <br />cumulative downstream flooding and channel erosi°n if on-site facilities are <br />improperly sized or managed. <br /> <br />Measure Bla.
