Resolution No. PC-2000-42 <br />Page 6 <br /> <br />The applicant shall submit a fmal lighting plan for the building and the site for the review and <br />approval of the Planning Director prior to issuance of building permits. Lighting shall be <br />directed away from adjacent residences. <br /> <br />10. Trash containers shall be stored within the proposed enclosure at all times, except when <br /> being unloaded. <br /> <br />11. <br /> <br />Prior to submittal of plans for a building permit, that applicant shall submit a color and <br />material sample for the proposed monument sign and wall sign which are architecturally <br />compatible with the proposed office building. The wall sign shall limited to individual <br />channel letters. Methods of illuminating the monument shall be limited to one of the <br />following: 1.) ground-mounted flood lights 2.) halo-lit letters, or 3.) minimum ~" deep <br />illuminated letters pushed through a routed aluminum face. The base of the monument sign <br />shall use the same stone veneer proposed for the base oftbe proposed trellises. All sign <br />colors, materials, and methods of illumination shall be reviewed and approved by the <br />Planning Director prior to installation. <br /> <br />12. A sign which reads "No Let~ Turn" shall be installed at the driveway exiting the project site <br /> on to Pimlico Drive. <br /> <br />13. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the ends of <br />all parking spaces to accommodate the overhang of automobiles. <br /> <br />14. All utilities required to serve any existing or proposed development on-site shall be installed <br /> underground, unless otherwise determined by the City Engineer. <br /> <br />15. The applicant shall enter into an agreement with the City, approved by the City Attorney, <br /> which guarantees that all landscaping and open space areas included in this project will be <br /> maintained at all times in a manner consistent with the approved landscape plan for this <br /> development. Said agreement shall nm with the land for the duration of the existence of the <br /> structures located on the subject property. <br /> <br />16. The location of any pad-mounted transformers shall be subject to approval by the Planning <br /> Director prior to issuance of permits by the Building DeparUnent. Such transformers shall be <br /> screened by landscaping or contained within an enclosure matching the building and with <br /> corrugated metal gates. All transformers shall be shown on the plans submitted for issuance <br /> of building permits. The applicant shall attempt to locate transformers at the rear of the site. <br /> <br /> <br />
