Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance to <br />the approved exhibits. <br /> <br />2. The proposed trellis located closest to the rear property line shall be relocated such that the <br /> post maintains a rear yard setback of ten feet. The overhang can encroach to within 6 ft. of <br /> the rear property line. <br /> <br />3. The siding material of the proposed storage shed under the car wash structure shall be <br /> modified to match the siding material used on the main office building. <br /> <br />4. The colors of the car wash structure and shed stall match that of the proposed office building. <br /> <br />Prior to submittal of plans for a building permit, the landscape plan shall be modified to <br />include the planting of at least 10 additional minimum 15-gallon sized evergreen shrubs in <br />the area between the parking lot and Brockton Drive. The location and species shall be <br />reviewed and approved by the Planning Director. <br /> <br />6. No trees shall be planted within the existing public service easement on the site adjacent to <br /> the Brockton Drive street side property line. <br /> <br />The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, or <br />on the roof, with materials architecturally compatible with the main structure. Screening <br />details shall be shown on the plans submitted for issuance of building permits, the adequacy <br />of which shall be determined by the Planning Director. All required screening shall be <br />provided prior to occupancy. <br /> <br />8. All mechanical equipment shall be constructed in such a manner that noise emanating from it <br /> will not be perceptible beyond the property plane of the subject property in a normal <br /> environment for that zoning district. <br /> <br /> <br />
