The drive aisle widths shall be <br />clearly shown on the plans submitted for Building Department plan check. As determined <br />by the Fire Marshall, some drive aisles may be required to be painted and/or posted as fire <br />lanes. <br /> <br />The applicant shall submit a final lighting plan for the site for review and approval of the <br />Planning Director prior to the issuance of building permits. The lighting shall be designed <br />so that glare is directed away from adjacent residences. <br /> <br />Prior to issuance of a building permit, the applicant shall indicate the construction staging <br />area on the plans submitted for building plan check. These plans shall clearly illustrate the <br />proposed location of materiais storage, vehicle parking for construction workers, and the <br />parking location for heavy equipment. The staging area shall be located on the westerly <br />border of the property. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane oftbe subject property in a <br />normal environment for that zoning district. <br /> <br />All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main snackbar/restroom structure. The materials and color of the <br />enclosure wails shall match the building wails and the gates shall be corrugated metal or <br />solid wood. The location and design of the enclosures shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to the approval of the <br />Planning Director and Fire Chief. Trash containers shall be stored within the enclosure at <br />all times, except when being unloaded. <br /> <br />All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. <br /> <br />The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. <br /> <br /> <br />
