Resolution No. PC-2000-41 <br />Page 4 <br /> <br />EXHIBIT "B" <br /> <br /> PDR-46/PCUP-12 <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br />VAL VISTA COMMUNITY PARK <br /> <br />Development shall be substantially as shown on the development plans, Exhibit "A", dated <br />"Received June 1, 2000", on file with the Planning Department, except as modified by the <br />following conditions of approval. Minor changes to the plans may be allowed subject to <br />the review and approval of the Zoning AdminisRator if found to be in substantial <br />conformance with the approved exhibits. <br /> <br />The applicant shall obtain all building and other applicable City permits for future site <br />improvements. <br /> <br />Prior to issuance of a building permit, the applicant shall submit design plans for all <br />building on the site for review and approval by the Planning Director. Colors and materials <br />shall be clearly identified on the building elevations. <br /> <br />Prior to issuance of a building permit, the applicant shall submit elevation drawings of all <br />proposed fencing, including, but not limited to, the equipment enclosure proposed for the <br />corporation yard for review and approval by the Planning Director. <br /> <br />Prior to issuance of a building permit, the applicant shall submit a site plan that clearly <br />details proposed fences, trees, shrubs, concrete V ditches, roads, culverts, drainage inlets <br />and outfall structures with respect to the Zone 7 right-of-way for review and approval by <br />the City Engineer. <br /> <br />The Alamo Canal (Line F) and Line G-l-1 are Zone 7 owned channels that form the <br />westerly and northerly boundaries of the subject site. The planting of trees along the <br />channel banks shall follow the following Zone 7 recommendations: Line F from G-l-1 <br />junction to 340 feet south, trees shall be planted within the top 1.8 feet; Line G-lq from F <br />junction to the proposed bridge, trees shall be planted within the top 2.5 feet; and Line G-l- <br />1 from the proposed bridge to 380 feet east, trees shall be planted within the top 1 foot of <br />the channel. The trees shall be planted so that the resulting dusters are a maximum of 50 <br />feet in length with a minimum of 25 feet of separation between groups. <br /> <br /> <br />
