EXHIBIT "B.2" <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br />PCUP-2 <br />484 SYCAMORE ROAD <br /> <br />o <br /> <br />Development shall be substantially as shown on the floor plan, site plan, and elevations, <br />Exhibit "A", dated "Received April 1, 1998" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />Only one residential unit on any property with a primary and secondary residence may be <br />rented. The other unit shall be owner-occupied. A second unit shall be occupied by no <br />mo~e than two adults, although there shall be no limit on the number of children. The <br />developer shall indicate this condition in written form on a deed restriction to any buyer <br />who has selected a second-unit option, and the language of this deed restriction shall be <br />submitted to the City Attorney for review and approval prior to the issuance of building <br />permits for any residence. <br /> <br />In no case shall any second unit be sold, subdivided, or held under differem legal <br />ownership from the primary residence. Prior to occupancy of the proposed home a deed <br />restriction shall be recorded on the property to this effect. The language of this deed <br />restriction shall be submitted to the City Attorney for review and approval prior to the <br />issuance of building permits for any residence. <br /> <br />One parking spacc, outside of the front yard setback and not conflictingwith the parking <br />or garage access for the primary residence, shall be made continuously available to the <br />occupant(s) of any second unit for parking. In the event that the occupant(s) of the <br />second-unit own and operate more than one auto, all vehicles shall be accommodated on- <br />site. Prior to occupancy of the proposed home a deed restriction shall be recorded on the <br />property to this effect. The language of this deed restriction shall be submitted to thc <br />City Attorney for review and approval prior to the issuance of building permits for any <br />residence. <br /> <br />The developer or subsequent applicant for a second unit shall be responsible for installing <br />address signs for the second unit. Said signs shall be clearly visible and indicate that two <br />separate units exist on the parcel.
