PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-38 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF CARDEN WEST <br />SCHOOL FOR A CONDITIONAL USE PERIvIIT, AS FILED UNDER CASE <br />PCUP-10 <br /> <br />Carden West School has applied for a conditional use permit to operate a <br />private preschool through grade 2 school with approximately 92 students <br />located at 4444 Black Avenue; and <br /> <br />WHEREAS, zoning for the property is P (Public and Institutional) District; and <br /> <br />at its duly noticed public hearing of June 28, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br /> the California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following fmdings: <br /> <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br /> <br />Some of the objectives of the zoning ordinance are to: foster a <br />harmonious, convenient, workable relationship among land uses, protect <br />existing land uses from inharmonious influences and harmful intrusions, <br />and to insure that public and private lands ultimately are used for the <br />purposes which are most appropriate and beneficial to the City as a whole. <br />As conditioned, staff feels the proposed school would be consistent with <br />these objectives. The existing school operation has generally been <br />compatible with the surrounding neighborhood and the expansion should <br />also be. The anticipated number of employees and students will not <br />generate any unusual demands on existing parking for the building or the <br />surrounding properties. The applicants will also be required to mitigate <br />any future nuisances which may occur as a result of the proposed use. The <br />subject church property is zoned "P" (Public and Institutional) District. <br />One purpose of the Public and Institutional district is to provide for the <br />orderly establishment of public or quasi-public facilities, and expansion of <br />their operations. <br /> <br /> <br />
