Resolution No. PC-2000-37 <br />Page 2 <br /> <br />Due to the limited size of the second unit, and its proposed use for older <br />family members, traffic generated by use of the unit should not be <br />significantly greater than that of a single-family residence and may even <br />be less given the unit's potential residents. As a recommended condition <br />of approval, an off-street parking space for the second unit will be <br />provided by utilizing one of the two extra garage spaces. <br /> <br />The proposed conditional use will comply with each of the <br />applicable provisions of the zoning ordinance. <br /> <br />The proposed second unit would be detached from the main single-family <br />home. The structure would be in compliance with all applicable building <br />codes, City development standards, and development standards unique to <br />the PUD for The Preserve. It also would be compatible with the proposed <br />second unit ordinance as recommended by the Planning Commission. <br /> <br />the Planning Commission determined that the proposed second trait is in <br />compliance with State law and the requirements of the Municipal Code <br />and is compatible with neighboring residences. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP- 13, the application of Shin N. Wei for a conditional <br />use permit to allow an approximately 1,000-square-foot second unit to be <br />established in an approved guest home located at 6237 Detjen Court, <br />subject to the conditions shown in Exhibit "B," attached hereto and made <br />part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time <br /> <br /> <br />
