Resolution No. PC-2000-34 <br />Page 4 of 5 <br /> <br /> EXHIBIT B <br />Conditions of Approval <br />Birthing Center <br />4441 Railroad Avenue <br />Case PCUP-14 <br /> <br />o <br /> <br />o <br /> <br />The proposed use shall conform substantially to the site plan, floor plan, written <br />narrative, and related materials, Exhibit A (dated "Received May 2, 2000"), on <br />file with the Planning Department, except as modified by these conditions. <br /> <br />If operation of this use results in conflicts pertaining to parking, noise, traffic, or <br />other factors, at the discretion of the Planning Director, this matter can be <br />submitted to the Planning Commission for its subsequent review at a public <br />hearing. If necessary, the Commission may modify or add conditions of approval <br />to mitigate such impacts, or may revoke said use permit. <br /> <br />No group classes, i.e. natural childbirthing, shall be conducted in the proposed <br />birthing center at any time. Group tours to familiarize expectant parents with the <br />birthing center may only be scheduled one weekday night every two weeks. Two <br />different tours, lasting approximately one hour each, shall be permitted that one <br />evening and each tour shall be separated by fifteen minutes from the next tour. <br />The last tour shall be scheduled to end no later than 8:00 p.m. Each group shall <br />have a maximum of three couples. Special evem classes are subject to the <br />approval of the Planning Director on a case-by-case basis. <br /> <br />Except as modified by these conditions of approval, if any additional activities <br />beyond that proposed in the written narrative, dated "Received May 2, 2000" on <br />file with the Planning Departmem, are desired, prior City review and approval is <br />required. Such modifications shall be submitted to the Planning Director, who <br />shall refer the matter to the Planning Commission if judged to be substantial. <br /> <br />The storage of all biobaTardous waste and medical supplies shall be contained <br />entirely within the structure at all times and in accordance with all applicable <br />federal, state, and local regulations. All controlled substances shall be <br />appropriately kept in a double-locked cabinet inside the facility. All other refuse <br />shall be stored in the appropriate City-approved residential trash barrels and shall <br />be stored inside at all times except on refuse collection days. <br /> <br />The applicant shall not change the exterior of the building unless prior approval is <br />obtained from the Planning Department. The applicant shall apply for and receive <br />approval for any proposed signs for the facility from the Planning Director prior <br />to their installation. <br /> <br /> <br />
