Resolution No. PC-00-32 <br />Page 4 <br /> <br />10. <br /> <br />This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />building permits are applied for, mandatory water rationing is in effect, unless the <br />City has adopted a water offset program and unless the project developer is <br />participating in the program. Notwithstanding the project developer's <br />participation in such a program, the City may withhold building permits if the <br />City determines that sufficient water is not available at the time of application of <br />building permits. <br /> <br />Planning Requirements: <br /> <br />11. <br /> <br />There shall be no track deliveries, parking lot sweeping, or garbage pick-up <br />between the hours of 10:00 p~m. and 6:00 a.m. <br /> <br />12. <br /> <br />The central landscape area located in the proposed parking area shall be <br />configured, graded, and maintained to function as a vegetative filter swale. With <br />the building permit application, the project developer shall submit a maintenance <br />program for this vegetative swale area to ensure its continued function as a <br />landscape filter area for stormwater runoff from the parking area. In order to <br />identify the maintenance program to future property owner(s), it shall be <br />identified in the parcel's title via a deed restriction, recorded prior to occupancy of <br />the subject building. The wording oftha deed restriction shall be provided to the <br />City Attorney for review prior to recordation. <br /> <br />13. <br /> <br />The project developer shall extend an electrical service to Parking Space No. 15 <br />or 16 for a charging station for an electrically powered commute vehicle. Upon <br />demand by the Planning Director, the project developer shall have thirty (30) days <br />to install the actual charging equipment, and shall provide evidence to the <br />Planning Director that the installation is complete. The applicant shall install with <br />the building's construction a sign by the designated parking space stating: <br />"Parking for Electrical Vehicles Only, Contact Building Owner for Information". <br />These changes shall be shown on the building permit plan set submitted for <br />review and approval by the Planning Director before issuance of a building <br />permit. <br /> <br />14. <br /> <br />The project developer shall use their best efforts in implementing the measures <br />identified in the Green Building Council's (GBC), "Leadership in Energy and <br />Environmental Design (LEED)" in the design, construction, and operation of the <br />proposed building. These measures shall be shown on the building permit plan <br />set submitted for review and approval before issuance of a building permit. In <br />conjunction with the building permit application, the project developer shall <br />determine the building's "LEED Green Building Rating", using the GBC <br />evaluating methodology, and shall report the rating to the Planning Director <br />before issuance oftbe building permit which shall be reported to the Planning <br />Commission. <br /> <br /> <br />
