18.78.~4_~0 Procedure. <br /> The requirements of this district shall be implemented by Ceity reviewing boards, <br />commissions and officials, in conjunction with their review of projects otherwise required <br />by this code. Review of projects shall include, but not be limited by, PUD development <br />plans, design review, tentative subdivisions 'and building permits. The reviewing boards, <br />commissions and officials may approve projects which do not comply with strict <br />technical standards of this chapter upon making a finding that the design of the project as <br />a whole is consistent with the highly aesthetic, rural character of the west Foothill and <br />Dublin Canyon Road corridor. <br /> <br />18.78.0~_60 Adoption of guidelines. <br /> The Ceity Coouncil, following recommendations by the Pplanning C~ommission, <br />may adopt by resolution design guidelines for the district. Such guidelines may be <br />amended f~om time to time following thc same procedure. City staff, boards and <br />commissions shall adhere to the adopted guidelines in reviewing all applications for <br /> <br /> The following standards shall be followed, when feasible, in an~ development <br />witkin the district in order to achieve the ~ur~oses of this district, n~.A ~-A,,~_,:_~ <br /> <br /> A. Lot Size _t~n~la~4oas. The minimum residential lot sige shall be 20,000 square <br />_feet in ar~ when a main structure on the lot ~ one-stow and 22 fe~t or less in height. <br />The minimum lot size of ali other residential lots shall be 30,000 ~b:.~; ~b:u:a.':d square <br />feet in area. Variation in lot sizes shall be encouraged. Lot width and depth shall be <br />sufficient to allow the main building to be sited in a manner consistent with fi'out and side <br />yard setback and main structure separation requirements. <br /> B. House Size. The maximum tloor area ratio reauirement o[ the underl¥in~ <br />district shall ~t~iv: however, on lots with any structure greater than 22 feet in height; <br />the m__~r_,_'~ton ~ross floor area allowed on the lot shall be 4,500 square ~'eet.
