Resolution No. PC-2000-29 <br />Page 4 <br /> <br /> EXHIBIT B <br />Conditions of Approval <br />Case PCUP-9 <br />360 West Angela <br /> May 24, 2000 <br /> <br />The second unit shall be substantially as shown on the site plan, floor plan, and <br />elevations, Exhibit "A", dated "Received March 31, 2000", on file with the <br />Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the approved exhibits. <br /> <br />Parking <br /> <br />The uncovered parking spaces at the rear of the site closest to 374 West Angela <br />shall be at least 9'x 19' in size and the other uncovered parking space shall be 8' x <br />16' or 9'x16' in size or greater, as determined by the applicant. Prior to the <br />issuance of a building permit for the kitchen in the second unit, the applicant shall <br />revise the plans to address this condition of approval. The dimensions of the <br />spaces shall be clearly shown on the plans. <br /> <br />There shall be a 10'x 10' vehicle turnout area by the entertainment room at the <br />rear of the site. Prior to the issuance ora building permit for the kitchen in the <br />second unit, the applicant shall revise the plans to address this condition of <br />approval. The location, design, and materials of the mm out area are subject to <br />the review and approval of the Planning Director. <br /> <br />Landscaping and Paving <br /> <br />The landscaping strip by the rear property line (by the parking spaces) shall be a <br />minimum orS' in width. In this landscapIng strip, the applicant shall plant a <br />minimum of 2 evergreen trees and 20 shrubs. The location and species of the <br />trees and shrubs are subject to the review and approval of the Planning Director. <br />Prior to the issuance of a building permit for the kitchen in the second unit, the <br />applicant shall revise the plans to address this condition of approval. <br /> <br />The landscaping strip by the western side property line between the rear property <br />line and a point setback approximately 43 feet from the rear property line, shall be <br />a minimum of 5' in width. In this landscaping strip, the applicant shall plant a <br />minimum of 2 evergreen trees and 20 shrubs. The location and species of the trees <br />and shrubs are subject to the review and approval of the Planning Director. Prior <br />to the issuance ora building permit for the kitchen in the second unit, the <br />applicant shall revise the plans to address this condition of approval. <br /> <br /> <br />
