PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-29 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF REGIS LACHANCE <br />FOR A CONDITIONAL USE PERMIT, AS FILED UNDER CASE PCUP-09 <br /> <br />Regis Lachance has applied for a conditional me permit to allow <br />approximately 400-square feet of an approved single-family residence <br />addition to be converted into a second unit located at 360 West Angela <br />Street; and <br /> <br />WHEREAS, zoning for the property is RM-1,500 (Multi-family Residential) and Core <br /> Area Overlay District; and <br /> <br />at its duly noticed public hearing of May 24, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations oftbe City staff concerning this application; and <br /> <br />WHEREAS, a modification such as that proposed is categorically exempt from the <br /> requirements of the California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br /> <br />The second unit, as conditioned, conforms to the objectives and purposes <br />oftbe zoning ordinance. A second unit is considered to be a single-family <br />me, which is allowed in the RM-1,500 zoning district. The second unit <br />would be consistent with the character of the area became the applicant <br />has proposed to attach the second unit integrally with the main structure <br />and have the colors and materials of the unit match those of the main <br />residence. A condition of approval requires either the primary residence <br />or the second unit to be owner-occupied and the occupancy of the second <br />trait is limited to a maximum of two adults in order to reduce potential <br />traffic impacts on the neighborhood. <br /> <br />The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br /> <br /> <br />
