PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-28 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 7176, <br />THE APPLICATION OF MARDELL LLC <br /> <br />Mardel LLC has applied for vesting tentative map approval to subdivide <br />one parcel totaling approximately seven acres into 12 parcels for a single- <br />family home development located at 4456 Foothill Road; and (2) fmal <br />design review approval of the proposed single-family homes located at <br />4456 Foothill Road; and <br /> <br />WHEREAS, zoning for the property is PUD - RDR/LDR (Planned Unit Development <br /> - Rural Density Residential/Low Density Residential) District; and <br /> <br />at its duly noticed public hearing of May 10, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staffconceming this application; and <br /> <br />a Negative Declaration was previously prepared and adoptexl with the <br />approval of PUD-99-01; therefore, no additional environmental <br />documentation was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed tentative map is consistent with the General Plan. <br /> <br />The City Council has found that the PUD development plan is <br />consistent with the General Plan and the proposed subdivision <br />application is consistent with the approved PUD development plan. <br />The proposed project will not alter any issue that would change its <br />compatibility with the General Plan. <br /> <br />o <br /> <br />The site is physically suitable for this type of development and <br />density. <br /> <br />Although the construction of the project will involve some site <br />grading and alteration of existing topography, as conditioned this <br />would be within City standards. The results of the geologic/soil <br />study submitted in conjunction with the original PUD application <br />indicate that the site is suitable for residential development. <br /> <br /> <br />
