The plan conforms to the purposes of the PUD district. <br /> <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the Pleasanton <br />General Plan and with the surrounding area. The proposed PUD Development <br />Plan implements the purposes of the City's PUD Ordinance by providing a <br />residential development -consisting of 12 single-family, custom-lot or mass- <br />developed building sites, open spaces areas, land designated for a future assisted <br />senior care facility, and land designated for inclusion into an existing City park. <br />The proposed project will substantially conform to the requirements for <br />residential development specified in the Pleasanton General Plan. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed PUD pre-zoning to the <br />PUD (Planned Unit Development) - LDR, C, and PHS/WO (Low Density <br />Residential, Commerical, and Public Health and Safety/Wildlands Overlay) <br />District is consistent with the General Plan. <br /> <br />the Planning Commission determined that the proposed project is designed in a <br />manner that is compatible with and sensitive to the restrictions posed by the site, <br />and meets the requirements of the proposed West Foothill Road Corridor Overlay <br />District. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Sectiorl 1. <br /> <br />Recommends approval of Case PUD-99-03, the application of Eugene C. and <br />Carol Strom, William Kolb, and Donna Miller for PUD pre-zoning to the PUD <br />(Planned Unit Development) - LDR, C, and PHS/WO (Low Density Residential, <br />Commercial, and Public Health and Safety/Wildlands Overlay) District and PUD <br />development plan approval for a residential subdivision consisting of 12 new <br />single-family lots, two existing single-family homes, open space, a public park, <br />and public street and infrastructure improvements located on approximately 55.4 <br />acres, and designating an approximately 5.22-acre area for a future senior care <br />facility at 11393 Dublin Canyon Road, subject to the conditions shown in Exhibit <br />"B," attached hereto and made part of this ease by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br /> <br /> <br />
