Resolution No. PC-2000-23 <br />Page 20 <br /> <br />73. <br /> <br />All property lines shall be located a minimum of two feet (2' 0") from the uphill <br />side of the top of bank. <br /> <br />74. <br /> <br />75. <br /> <br />76. <br /> <br />77. <br /> <br />78. <br /> <br />79. <br /> <br />With the first project phase, the project developer shall install street fi~ontage <br />improvements per Chapter 19.40.010 of the Pleasanton Municipal Code and to the <br />satisfaction of the City Engineer. These improvements may include, but are not <br />necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, <br />sanita~ sewer, water facilities, street lighting, underground utilities, traffic control <br />devices, landscaping, and automatic irrigation systems. <br /> <br />The project developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage control <br />measures, including concrete-lined V-ditches, to protect all cut and fill slopes from <br />surface water overflow. This plan shall be subject to the review and approval of <br />the City Engineer and/or the Director of Building Inspection prior to the issuance <br />of any building permits. <br /> <br />The project developer shall submit a refundable cash bond for hazard and erosion <br />control prior to issuance of an Engineering or Building Department permit. The <br />amount of this bond will be determined by the City Engineer. <br /> <br />The project developer shall dedicate to the City for street right-of-way purposes <br />those parcels of land intended to be public streets. <br /> <br />The project developer shall grant an easement to the City over those parcels <br />needed for public service easements (P.S.E.) and which are approved by the City <br />Engineer or other easements which may be designated by the City Engineer. <br /> <br />All existing wells located on the site not used for domestic landscape irrigation <br />shall be removed or sealed, filled and abandoned pursuant to Alameda County <br />Ord. 73-68, prior to the start of grading operations unless Zone 7 retains specific <br />wells for observation wells, or special approval is obtained from the City Engineer <br />for temporary use of an existing well for construction water. Any wells designated <br />for abandonment or any wells, encountered during construction, are to be <br />destroyed in accordance with a permit obtained from Zone 7. <br /> <br /> <br />
