As far as the type of user we anticipate, we do not see the project being another campus <br />or back office building for one of the large users that have been active in the market <br />lately (CISCO, Sun, etc). The project is too small for that type of user. Instead, we <br />expect to see and are in fact working with office users who want visibility and who are <br />seeking anidentity. Users in the financial services and real estate services industries are <br />good examples of the type of tenant we expect to see. These type of users do not want to <br />be buried deep in Hacienda Business Park yet they do not want to be in a retail project <br />next to a Copy Mat or a McWorters. Additionally these users are located in Pleasanton <br />and would prefer to remain so. <br /> <br />Conf~renee Center Use <br />It has been mentioned that the site might work for a conference center and restaurant. <br />We have looked into this and do not believe this to be the case. The Pieasanton area is <br />already well served with a lot of smnll to medium size meeting rooms. In North <br />Pieasanton alone, there are over 36 small to medium size meeting rooms available at <br />places such ns the Sheraton, the Marriot Courtyard, the Cart America Center, and the <br />Hilton, and there are even more rooms available in Dublin and San Ramoo. These rooms <br />accommodate groups as small as 8-10 people up to 60-70 people. For larger groups there <br />is the auditorium at the Can America Center that seats 185 people, and there is the <br />Ballroom at the Hilton which will accommodate up to 500 people. <br /> <br />There is also a major new conference facility under contract across the freeway in <br />Dublin, being developed by the owner of Scott's Seafood. It is approximately 30,000 <br />square feet, and it will include a restaurant. We understand that it will accommodate <br />groups as large as 500 people. There is also the Shrine Events Center in Livermore. It <br />accommodates groups from as small as 10 to groups as large as 1,000. <br /> <br />We believe there are plenty of small to medium sized meeting rooms in the immediate <br />area, and our site is too small to accommodate a facility for larger groups. The facility <br />being developed in Dublin is on 4 acres for example and would not fit on our 2.7 acre <br />site. We believe a conference type use would also worsen the traffic situation on <br />Hopyard Road. A more appropriate location from a traffic perspective might be Galaxy <br />Theatre si~e. <br /> <br />With the addition of the Dublin facility, the area should be fairly well served. If there is a <br />gap in the type of meeting space available in the area, we think it would be a regional <br />type of facility similar to a small convention center. At 35-40,000 square feet, the South <br />San Francisco Conference Center might be a good example, and our site would obviously <br />be too small, not to mention the traffic that would go along with such a large facility.' <br /> <br />R~taii Market Overview/Analysis <br />We thought it was important to ask a retail specialist for their expert opinion on the best <br />use of our site.
