We would first like to provide a simple overview of our concept and thoughts for <br /> our development. Second, we would like to address comments mentioned regarding the <br /> concept of a conference center as a use for our site. Third, we also want to share with <br /> you a market overview analysis and conclusion from a retail market specialist. Finally, <br /> we thought it practical to have TJKM create a follow-up letter and discus~ the <br /> effectiveness of our 'ISM measures. <br /> <br />We hope you find this information useful. <br /> <br />Project Concept <br />An overview of our concept for the project is rather simplistic. Our plan began first With <br />a framework of givens. <br /> <br />· Restaurant concept has proven to be a failure. <br />· Economic viability requires a higher density development. <br />· Traffic needs to be at or better than existing. <br />· Comer location is an advantage. <br />· Attract users seeking identity. <br /> <br />Given these characteristics of the site and the traffic issues in the city, we feel that a <br />moderately sized office building is the best use of the property. Office use gives us the <br />unique ability to achieve the density we need to make the project viable while at the same <br />time to actually reduce the amount of traffic on local streets. We feel this is a unique <br />win\win situation.
