1. That the final development plan submitted in connection <br /> <br />with Planned Unit Development Application No. 71-1, <br /> <br />Morrison Homes, Inc. (Heritage Valley) and approved by <br /> <br />Planning Commission Resolution No. 1152 be approved sub- <br /> <br />ject to the following conditions: <br /> <br />(1) <br /> <br />That the applicant adhere to the landscaping plans <br />as shown on the plan labeled Exhibit A on file in <br />the office of the Director of Community Develop- <br />ment of the City of Pleasanton. <br /> <br />(2) That all trees shall be a minimum of 15 gallon in <br /> size and all shrubs 5 gallon in size. <br /> <br />(3) <br /> <br />That the applicant provide street trees as per <br />plan and in accordance with the Public Works <br />Department. <br /> <br />(4) <br /> <br />That a 6 foot redwood screen fence be installed <br />along the property line abutting the railroad <br />right-of-way. <br /> <br />(5) That the applicant adhere to the architectural <br /> treatments as shown on the submitted plans labeled <br /> Exhibit A on file in the office of the Director of <br /> Community Development of the City of Pleasanton. <br />(6) That the applicant incorporate in the Codes and <br /> Covenants of the subdivision a clause pertaining <br /> to the future repainting of these units regarding <br /> the colors that will be allowed. <br /> <br />(7) <br /> <br />That a detailed lighting plan for street lighting <br />be submitted for approval, said submittal to <br />incorporate the fixture design. <br /> <br />(8) That the applicant adhere to the recommendations <br /> of the Public Works Department. <br /> <br />(9) <br /> <br />That the applicant is further aware that approval <br />of this project is subject to an agreement regard- <br />ing staged growth to be agreed upon by the City <br />Manager and approved by the City Council. <br /> <br />(10) That the applicant adhere to the conditions set <br /> forth in the tentative map and PUD approval. <br /> <br />(11) <br /> <br />That the applicant adhere to the submitted devel- <br />opment plan for the Garden Court Homes submitted <br />as part of Exhibit A herein. <br /> <br />(12) That all pitched roof material shall be cedar <br /> shakes. <br /> <br />(13) That all house numbers be illuminated. <br /> <br />(14) <br /> <br />That the City Attorney is to review and approve <br />the homeowners association charter and by-laws, <br />which will include control of exterior painting. <br /> <br />-2- <br /> <br /> <br />
