EXHIBIT "C" PDR-62 CITY COUNCIL CONDITIONS OF APPROVAL ALVISO ADOBE COMMUNITY PARK The Alviso Adobe Park shall be constructed substantially as shown on the development plans, Exhibit "A", dated "Received September 6, 2000", on file with the Planning Department, except as modified by the following conditions of approval. Minor changes to the plans may be allowed subject to the review and approval of the Zoning Administrator if found to be in substantial conformance with the approved exhibits. The project developer shall obtain all building and other applicable City permits for future site improvements. Prior to issuance of a building permit, the project developer shall submit design plans for all buildings on the site for review and approval by the Planning Director. Colors and materials shall be clearly identified on the building elevations. Prior to issuance of a building permit, the project developer shall submit a fencing plan for review and approval by the Planning Director. The fencing plan shall show the location, elevations, and design details of the project's fencing. A representative of the Native American Indian community shall be on-site during all grading and ground disturbing activities. Prior to issuance of an occupancy permit for the buildings covered by the approval, the consulting Native American Indian representative . shall submit a letter to the Planning Director certifying that excavation activities on the site have been completed, that no archeological materials were uncovered. If archaeological evidence of potential cultural resources is uncovered during grading, trenching, or other on-site excavation, the materials shall be left in place, all work on site shall be stopped, and the City immediately notified. The county coroner and the Native American Heritage Commission shall also be notified as required and procedures in Appendix K of the California Environmental Quality Act shall be followed. No project signage is approved as part of this application. Any signage shall be submitted to the Planning Department for review and approval before installation. Outdoor noise created by park activities shall not exceed established limits for residential areas as specified in the City's General Plan.
