EXHIBIT "C" <br /> <br /> PDR-62 <br /> CITY COUNCIL <br /> CONDITIONS OF APPROVAL <br />ALVISO ADOBE COMMUNITY PARK <br /> <br />The Alviso Adobe Park shall be constructed substantially as shown on the development <br />plans, Exhibit "A", dated "Received September 6, 2000", on file with the Planning <br />Department, except as modified by the following conditions of approval. Minor changes <br />to the plans may be allowed subject to the review and approval of the Zoning <br />Administrator if found to be in substantial conformance with the approved exhibits. <br /> <br />The project developer shall obtain all building and other applicable City permits for future <br />site improvements. <br /> <br />Prior to issuance of a building permit, the project developer shall submit design plans for <br />all buildings on the site for review and approval by the Planning Director. Colors and <br />materials shall be clearly identified on the building elevations. <br /> <br />Prior to issuance of a building permit, the project developer shall submit a fencing plan <br />for review and approval by the Planning Director. The fencing plan shall show the <br />location, elevations, and design details of the project's fencing. <br /> <br />A representative of the Native American Indian community shall be on-site during all <br />grading and ground disturbing activities. Prior to issuance of an occupancy permit for the <br />buildings covered by the approval, the consulting Native American Indian representative . <br />shall submit a letter to the Planning Director certifying that excavation activities on the <br />site have been completed, that no archeological materials were uncovered. If <br />archaeological evidence of potential cultural resources is uncovered during grading, <br />trenching, or other on-site excavation, the materials shall be left in place, all work on site <br />shall be stopped, and the City immediately notified. The county coroner and the Native <br />American Heritage Commission shall also be notified as required and procedures in <br />Appendix K of the California Environmental Quality Act shall be followed. <br /> <br />No project signage is approved as part of this application. Any signage shall be submitted <br />to the Planning Department for review and approval before installation. <br /> <br />Outdoor noise created by park activities shall not exceed established limits for residential <br />areas as specified in the City's General Plan. <br /> <br /> <br />
