1. A variance has been requested by the applicant
from the provisions of the City of Pleasanton Ordinance
Code and the City Council cannot make the necessary
findings required by Section 2°11.29 of the Ordinance
Code to allow said variance. The Council specifically
finds that a strict or literal interpretation and en-
forcement of the regulations of this Code will not result
in a practical difficulty or unnecessary physical hard-
ship inconsistent with the chapters and objectives of
this Code in that the developments located within tine
C-N District do have adequate signing on their prer;ises
which will allow them to be identified from Valley Avenue
and from Santa Rita Road.
2. There are no exceptional or extraordinary circum-
stances or conditions applicable to the property that
do not apply generally to other properties classified
in the same zoning district in that the parcel in ques-
tion is located near a busy intersection of the City of
Pleasanton and has adequate exposure to said intersection.
3. A strict or literal interpretation and enforcement
of the specified regulations of the P~unicipal Code will
not deprive the applicant of the privileges enjoyed
by the owners of other properties classified in the sarne
zoning district - for the same reason as specified in
the Section 2 above.
4, The granting of a variance in this particular
case would constitute a Grant of special privilege
inconsistent caith limitation on other properties classi-
fied in the same zoning district in that the City Council
has previously denied requests for free-standing signs
on parcels less than three acres in size in C-N districts
_.2
