1. A variance has been requested by the applicant <br />from the provisions of the City of Pleasanton Ordinance <br />Code and the City Council cannot make the necessary <br />findings required by Section 2°11.29 of the Ordinance <br />Code to allow said variance. The Council specifically <br />finds that a strict or literal interpretation and en- <br />forcement of the regulations of this Code will not result <br />in a practical difficulty or unnecessary physical hard- <br />ship inconsistent with the chapters and objectives of <br />this Code in that the developments located within tine <br />C-N District do have adequate signing on their prer;ises <br />which will allow them to be identified from Valley Avenue <br />and from Santa Rita Road. <br />2. There are no exceptional or extraordinary circum- <br />stances or conditions applicable to the property that <br />do not apply generally to other properties classified <br />in the same zoning district in that the parcel in ques- <br />tion is located near a busy intersection of the City of <br />Pleasanton and has adequate exposure to said intersection. <br />3. A strict or literal interpretation and enforcement <br />of the specified regulations of the P~unicipal Code will <br />not deprive the applicant of the privileges enjoyed <br />by the owners of other properties classified in the sarne <br />zoning district - for the same reason as specified in <br />the Section 2 above. <br />4, The granting of a variance in this particular <br />case would constitute a Grant of special privilege <br />inconsistent caith limitation on other properties classi- <br />fied in the same zoning district in that the City Council <br />has previously denied requests for free-standing signs <br />on parcels less than three acres in size in C-N districts <br />_.2 <br />
