Page 2 <br />RESOLUTION NO. 77-25 <br /> <br />average of five (5) dwelling units per gross acre, pre- <br />dominantly detached single family homes, but also including <br />townhouses and condominiums where densities do not exceed <br />eight (8) units per gross acre; and High Density Residential - <br />an average of fifteen (15) dwelling units per gross acre, <br />predominantly apartments. The densities listed above are <br />based upon the following ranges: Low Density Residential, <br />less than two (2) dwelling units per gross acre; Medium <br />Density Residential, two (2) to eight (8) dwelling units per <br />gross acre; and High Density Residential, greater than <br />eight (8) dwelling units per gross acre. When an average <br />density is given, the average is for the entire Planning <br />Area and individual sites may be developed at any density <br />within the ranges specified above. <br /> <br />Any housing type (townhouses, condominiums, detached single <br />family residences, duplexes, apartments, etc.) may be allowed <br />in any of the three residential categories as long as all re- <br />quirements of the Zoning Code are met. <br /> <br />Densities in Planned Unit Developments (PUD) may vary a maxi- <br />mum of twenty-five percent (25%) above or below the density <br />ranges, where the approving body finds that the PUD is in <br />the best interest of the public health, safety and welfare; <br />meets the purposes of the PUD Ordinance; and complies with <br />all applicable goals and policy statements of the General <br />Plan." <br /> <br />Section 2. The City Council determines that this is one of three <br /> general plan amendments which are authorized annually by <br /> Government Code ~65361. <br /> <br />Section 3.
