That all parking spaces be striped and provided with wheel stops unless they are fronted by concrete curbs, in which case sufficient areas shall be provided beyond the ends of all parking spaces to accommodate the overhang of automobiles. 17. That all utilities required to serve the development be installed underground. 18. That the applicant enter into an agreement with the City approved by the City Attorney which guarantees that all landscaping included in this project will be maintained in a healthful, attractive and weed-free manner. Said agreement shall be recorded and shall run with the land for the duration of the existence of the structures located on the subject property. 19. That the developer install street trees as required per ordinance. 20. That any damage to street improvements now existing or done during construction on the subject property be repaired at full expense to the developer. 21o That silhouette, low-level lighting be provided around the perimeters of all buildings on the subject property. 22. That if required by the Police Department, the building be equipped with an alarm system, the type to be approved by the Police Department and that this system shall be installed prior to final building inspection. 23. That approval of this development does not guarantee that the developer will receive sewage connections, now or at any time in the future. This development is in the Sunol Sewer Service area and is subject to the allocation formula established by Resolution 76-83. Until provision for sewage treatment has been arranged, no building permits may be issued for the development of any or all of the project. No estimate can be made as to when this development may obtain sewer permits. Should the applicant wish to use a private sewage disposal method (i.e., a holding tank), approval of such a private system would provide no priority for sewer connections. 24. That the site be kept free of fire hazards from the start of construction to final inspection and that the Fire Department emergency number be provided adjacent to all telephones on the site.
