That the additional truck and trailer traffic would <br /> cause: <br /> <br />Additional traffic safety problems at that <br />intersection of Hopyard Road and Johnson <br />Industrial Drive. <br /> <br />Additional parking and road maintenance <br />problems due to size and weight of the trucks <br />and trailer rigs. <br /> <br />Potential interference from emergency vehicle <br />traffic on Johnson Industrial Drive, the only <br />access to a business park and recreational <br />facilities. <br /> <br />4. Add to the noise impacts on local businesses <br /> in the immediate vicinity. <br /> <br />The construction of the proposed gas station on the <br />site would cause safety problems due to the increased <br />use of Hopyard Road along the frontage of the subject <br />property for right-hand turns, either directly into <br />the site from Hopyard Road (as requested by applicants <br />in their appeal) or from additional right-hand turn <br />maneuvers from Hopyard Road to Johnson Industrial <br />Drive, as the travel lanes adjacent to the subject <br />property leave the freeway overpass directlynorth of the <br />site at relatively high speed; Hopyard Road at this <br />point is scheduled to be four-lanes rather than the <br />two existing lanes. <br /> <br />Section 3. By reversing UP-78-6, the appeal of Wickland Oil Company <br /> from certain of the conditions to UP-78-6, is moot and <br /> deemed denied. Design Review Board approval, Z-78-42, <br /> conditioned upon the granting of UP-78-6, is of no further <br /> force or effect. <br /> <br />Section 4.
