CONDITIO, ATTACHED TO APPROVAL OF i J-79-10 <br /> <br />1, That the development be substantially as shown on the <br /> development plan, Exhibit A, and. the conceptual phased <br /> master plan, Exhibit B, on file with the Planning <br /> Division with the understanding that the developmen~ <br /> plan is approved for a 199 unit or a 153 unit motel only, <br /> and that the restaurants and uses shown on the remainder <br /> of the 60 acre parcel are conceptual only, and subject' <br /> to approval underxfuture development plans. <br /> <br />2. That if only 153 units are built initially, the two <br /> easternmost buildings shall be the structures omitted <br /> and the areas they would have occupied completely <br /> landscaped to the satisfaction of the City. If the <br /> developer wishes to substitute other uses or structures <br /> for those two buildings, a modification to the PUD-79-10 <br /> development plan will first be required. <br /> <br /> That the applicant be reminded that a condition of <br /> approval of the general plan amendment (GP-79-12) <br /> recently approved for the subject property was that <br /> a signal be provided at no cost to the City at the <br /> future intersection of the divided access road and <br /> Hopyard Road. <br /> <br />That all landscaped and parking areas shown on the <br />developmenE plan shall be constructed with the <br />motel whether it be 199 units or 153 units, and <br />if the latter, the area of the easternmost two <br />buildings shall be landscaped until that space <br />is occupied by structures. <br /> <br />That a final landscape plan and irrigation plan for <br />the entire motel area be submitted to the City for <br />approval prior to issuance of a building permit. <br /> <br />That approval of this case rezones the entire 60 <br />acre site to PUD-Industrial/Commercial. <br /> <br />That the roofing material used in the motel shall <br />be clay shingles and that all doors shall be wood. <br /> <br />That because of the traffic generated by the motel, <br />Johnson Drive be widened at full expense to the <br />developer from Hopyard Road to the western property <br />line of the subject property sufficient to accommodate <br />a left-turn lane, a combined left turn/through lane <br />and a right-turn lane at the Johnson Drive-Hopyard <br />Road intersection and two travel lanes and a double <br />left-turn lane for the remaining distance west, the <br />exact amount of widening and street improvements <br />required to accomplish this to be determined during <br />final design by the developer's engineer and the City. <br />This work shall be deferred until deemed necessary by <br />the City engineer and the developer notified in <br />writing. <br /> <br />EX {2 XT <br /> <br /> <br />
