CONDITIONS ATTACHED TO APPROVAL OF Z-79-73 <br /> <br />That the development be substantially as'shown on the <br />site plan elevations and landscape plan, Exhibit A, <br />on file with the Planning Division, with the sti~ula- <br />tion that common red or brown brick be used for veneering <br />the lower parts of the walls, and that cedar shingles <br />or shakes be used on the roof rather than composition <br />shingles. <br /> <br />That the signing be substantially as shown in the <br />sign elevations, Exhibit-B, on file with the Planning <br />Division, except that the monmment sign not be <br />allowed and the fascia letters not be allowedl <br /> <br />That the westernmost driveway shall be right tufrn in <br />and out only, and shall be so designated through signing. <br /> <br />That a maximum of one flag pole be instailed and that <br />this shall be for the purpose of flying the American <br />Flag only. <br /> <br />That the northernmost 17 ft. of ~e subject property <br />be included as part of the development and landscaped, <br />fenced with a 5 ft. high chain link fence and main- <br />rained in a weed-free manner at all times. <br /> <br />6. That L_e street number of the bu~._~ing be posted so <br /> as to be easily seen from the street at all times, day <br /> and night, <br /> <br />7. That all ducts, meters, air conditioning equipment, and <br /> any other iechanical equipment, whether on the structure, <br /> on the ground, or elsewhere, be effectively screened <br /> from view with materials architecturally compatible <br /> with the main structure. <br /> <br />t0. <br /> <br />That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />That all lighting be constructed in such a manner that <br />glare is directed away from ~urrounding properties and <br />rights-of-way. <br /> <br />That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main <br />structure. <br /> <br />That all trees used in landscaping be a minimum of <br />15 gallons in size and all shrubs aminimum of <br />5 gallons. <br /> <br />That 6" vertical cobcrete curbs be installed between <br />all paved and landscaped areas. <br /> <br /> <br />
