Such <br />conditions may include fire sprinkler systems and special <br />security services. <br /> <br />Significant Impact: Possible use of up to 15% of remaining <br />Sunol sewer service area's capacity. <br /> <br />Finding: Conditions of approval minimizing sewage flows <br />will be attached upon subsequent development plan approval. <br />Use of available sewage capacity for'commercial/industrial <br />development conforms to General Plan goals for increasing <br />local job opportunities and encouraging clean industry. <br /> <br />Significant Impact: Assessment district formation increases <br />taxes and may spur development. <br /> <br />Finding: The staff recommends the finding that impacts of <br />formation of an assessment district are beneficial to the <br />affected properties and that no significant adverse impact <br />would result. <br /> <br />Significant Impact: View of industrial buildings and loss <br />of tree buffer of industrial users affects residents. <br /> <br />Finding: Appropriate conditions of approval regulating <br />building design and establishment of landscaped buffer zones <br />will be attached upon subsequent development plan approval. <br /> <br />Significant Impact: Industrial development directly <br />adjoining residential development conflicts with General <br />Plan goals.
