That the developer dedicate to the City for street <br />right-of-way purposes a 6 ft. wide strip along <br />the Main Street frontage of the subject property. <br /> <br />That the developer enter into an agreement with <br />the City to reconstruct curb, gutter and sidewalk, <br />together with necessary tree removal, utility <br />relocation and tie-in paving across the Main Street <br />frontage of the subject property at such time in the <br />future as the construction is deemed necessary by <br />the City Attorney and executed by the developer <br />prior to issuance of a building permit. <br /> <br />That the developer inform all tenants of the <br />project that they are required to secure a Zoning <br />Certificate from the City prior to occupancy. <br /> <br />9. That the pop-outs on the northside of building E shall <br /> be identical in design to those on the south side of <br /> building A at 201 Main Street. <br /> <br /> 10. That the developer is responsible for landscaping <br /> and maintaining the planter strip between the <br /> curb and sidewalk in front of 235 Main Street and <br /> that a final landscape plan be submitted to the.i.. <br /> Planning Division for approval prior to issuance;of <br /> a building permit. Such plan to show landscaping in <br /> front of the planter strip, the expanded planter <br /> strip to the north of parking spaces 9 and 18 and <br /> the planter to replace parking spaces 41 and 42. <br /> <br /> 11. That the application as proposed Will be subject <br /> to additional requirements under the City Fire Code. <br /> The applicant is requested to contact the Fire <br /> Prevention Bureau for more detailed information. <br /> <br />That the street number of the building be posted so <br />as to be easily seen from the street at all times, <br />day and night. <br /> <br />That all ducts, meters, air conditioning equipment, <br />and any other mechanical equipment, whether on the <br />structure, on the ground, or elsewhere, be effectively <br />screened from view with materials architecturally <br />compatible with the main structure and that plans for <br />the screening of this equipment shall be approved by. <br />the Planning Division prior to issuance of a building <br />permit. <br /> <br /> <br />
