<br />RESOLUTION NO. PC-2025-22 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING A MINOR AMENDMENT TO VESTING TENTATIVE <br />TRACT MAP 8724 TO INCLUDE PRIVATE STREET NAMES FOR A HOUSING <br />DEVELOPMENT AT 0 VINEYARD AVENUE APN: 946-461-900-1 <br />[CASE NOS. P24-0596 AND VTM 8724] <br /> <br /> <br />WHEREAS, Trumark Homes applied for amendments to Vesting Tentative Map 8724 <br />approval to subdivide the approximately 10.64-acre site located at 0 <br />Vineyard Avenue (APN: 946-461-900-1) into a 27-lot subdivision, an <br />approximately 0.65-acre park lot at the rear of the site and an <br />approximately 2.35-acre lot containing a vineyard and bioretention areas, <br />and one lot for internal streets.; and <br /> <br />WHEREAS, zoning for the property is zoned PUD-Elementary School (Planned Unit <br />Development -Elementary School) and HOZ (Housing Opportunity Zone) <br />Districts and the General Plan designation is School, with a Housing <br />Element Site Overlay (HESO); and <br /> <br />WHEREAS, at the March 18, 2025, meeting the Zoning Administrator found the 2023 - <br />2031 (6th Cycle) Housing Element Update Program EIR CEQA Guidelines <br />Section 15183 Consistency Checklist for the project is adequate to serve <br />as the environmental documentation for this pr oject and satisfy all the <br />requirements of CEQA; and <br /> <br />WHEREAS, at the March 26, 2025 hearing, the Planning Commission approved <br />Vesting Tentative Map 8724; and <br /> <br />WHEREAS, on October 22, 2025, the Planning Commission held a duly noticed public <br />meeting to consider the Project and staff recommendations, all public <br />comments and testimony, and findings. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City of <br />Pleasanton, that prior to taking action of the Project, and at a properly <br />noticed public meeting, the Planning Commission reviewed oral staff <br />reports, took testimony and received into the record all pertinent <br />documents related to the Project (collectively the “Record Evidence”). The <br />Planning Commission’s determination is based on the Record Evidence, <br />which is incorporated into this resolution by reference. <br /> <br />BE IT FURTHER RESOLVED by the Planning Commission of the City of Pleasanton: <br /> <br />Section 1: The proposed minor amendment to Vesting Tentative Tract Map 8724 to <br />include private street names is within the scope of the Section 15183 Consistency <br />Docusign Envelope ID: A816BB5D-61D9-4B97-B503-6355B25539A1
