^ Inappropriate use; <br />^ Will put smaller businesses in the nearby vicinity out of business; and, <br />^ The proposed project should feature a Pleasanton design style; <br />The Planning Commission directed staff and the applicants to: <br />^ Significantly improve the architecture to blend with Pleasanton's character; <br />^ Delete the loop road; <br />^ Expressed concern regarding Saturday morning deliveries which may interfere with the <br />synagogue's services; <br />^ Delete the gas station; <br />^ Move the Home Depot building 100 feet farther to the north away from Nevada Court <br />thereby creating a greenbelt between the retail center and the Congregation Beth Emek; <br />^ Modify the corner tower elements of the Stores Buildings; <br />^ Expressed concern regarding noise impacts resulting from moving seasonal items in/out <br />of the Home Depot store; and, <br />^ Stated that traffic is the major issue for this proposal. <br />May 24'h Work Session Meeting <br />The applicant presented a revised project, which deleted the loop road, replaced the previously <br />proposed gas station with the Longs pharmacy, and significantly revised and changed the pro- <br />posed building designs reflecting the previous Planning Commission direction. <br />Robert Russman spoke for the Congregation Beth Emek. The Congregation's comments and <br />concerns include: <br />^ Thanked the Home Depot representatives for keeping the synagogue informed throughout <br />the planning process and for working closely with them on various issues they had con- <br />cerning the project; <br />^ An original concern of delivery trucks and customers accessing the shopping center di- <br />rectly from Nevada Court was resolved when Home Depot the proposed entrance from <br />Nevada Court; and, <br />^ With respect to traffic patterns around their building, Mr. Russman noted that it is haz- <br />ardous to turn onto Nevada Court from Bernal Avenue, to drive across Bernal Avenue <br />from Nevada Street to Nevada Court and to walk across the intersection. He suggested <br />that a traftlc light be installed at the intersection of Bernal Avenue and Nevada Street/ <br />Nevada Court. <br />PCUP-165/PDR-529/PMOD-81-25-7M Page 8 of 36 December 13, 2006 <br />
