'Sufficient parking, ample traffic capacity, <br />· clear separation from the residential <br />neighborhoods, maintenance of noise levels, safety <br />and security within the premises have been <br />provided. The subject use will not create a <br />nuisance during the evenings, as staff has ensured <br />that the use operate under very specific <br />conditions. All streets around the site are <br />designed per city standards to provide safe ingress <br />and egress, into and out of, the site. The <br />conditions of approval, as well as the applicant's <br />manner of use of this proposal, will ensure that <br />the establishment shall remain within the standards <br />of all applicable City codes. <br /> <br />That the proposed conditional use will comply with <br />each of the applicable provisions of the Municipal <br />Code. <br /> <br />The site's PUD zoning permits the establiShment of <br />dance studios, as outlined in the Municipal Code <br />Section 18.44.090. The granting of a use permit to <br />Dennis Leroy Thomson to operate a dance studio is <br />consistent with the City's ability to regulate <br />zoning as listed in the Municipal Code Section <br />18.124 "Conditional Uses." <br /> <br />projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />based on the preponderance of evidence, the City Council <br />finds that the proposed country western dance studio <br />would be compatible with the surrounding area. <br /> <br /> <br />
