.

.

HOME to a reasonably sized 2-story home. He refused. The plans currently with
the city and discussed in this letter are Mr. Boyce's revised plans and are actually
slightly different than his original plans. The changes in the revised plan reflect
very minor changes, but were "tweaked" just enough so that significant potions of
his house and garage are no longer "technically" counted as square footage by
the City. Additionally, the city and several of the neighbors have asked Mr.
Boyce to put up "story polls" (a poll at each corner of the proposed structure that
shows the width, height and depth of a proposed home.) These story polls would
have outlined the size of the proposed MONSTER HOUSE. After twice
committing to do so, Mr. Boyce has now refused. We have told Mr. Boyce that if
he were to submit a home proposal that was consistent with the downtown
neighborhood we would support that proposal; however, Mr. Boyce seems
determined to move forward without any real compromise and with complete
disregard for his neighbors' opinions.

Mr. Boyce moved into his current home about 2 years ago. Since that
time, the zoning and the size of the lot have not changed. He was fully aware of
what he was getting when he bought his home. Mr. Boyce is a general
contractor who we understand makes his living from buying homes, remodeling,
and then selling the homes. We don't know if Mr. Boyce plans to do the same
here, but if his past behavior is any indication of his future intentions, we think Mr.
Boyce may be long gone soon after he completes the transformation of his
modest home into the MONSTER HOUSE and we, the long time residents and
future generations of downtown, will be left with the oversized eyesore.

If you'd like to see the plans for the MONSTER HOUSE or if you'd like to
confirm any of the facts in this letter, please feel free to check the plans at the
planning department office in City Hall.
