August 2, 2004

Mr. Marion Pavan
Associate Planner
City of Pleasanton
P.O. Box 520
Pleasanton CA 94566

RBCEIvI

AUS 0 2 2004

CITY OF PLfiASANTON
PLANNING DEPI.

SUBJECT: Planned Unit Development Application for the Bach Parcel,
446 Sycamore Road

Following are our comments concerning the proposed development of the above referenced properly.
· Orientation of house on Parcel 4.
The Design Guidelines/Development Standards address the proposed setbacks; however, the
orientation of the house is not mentioned. In order to ensure the actual setbacks from our
property line, we request that the following standard be included: Minimum 30-foot setback
from the northern property line (the property line that adjoins the lot on San Carlos Way).
· Maximum Height
We would like to discuss the height of the house on Parcel 4. The houses approved for the
Sycamore Heights project (a development within the North Sycamore Specific Plan that also
interfaces with existing homes) were limited to a height of 20 feet. In order to ensure that our
existing views are maintained, we are requesting that story poles be installed prior to
determining the maximum height.
Please clarify "excluding uninhabitable projections." Does this include attic space?
· Accessory Structures
We request that the maximum height for accessory
foot setback from the northern property line. structures be ten feet, with a minimum 20-

· Fencing
We wish to maintain the existing fence between our property and Parcel 4. If the developer
wishes to install a solid wood fence (in addition to the existing fence), we request that it be no
taller than the existing fence.
· Pedestrian Trail
We request that the design of the path be determined prior to approval of this application.
What materials will be used for the base of the path, stairs, fence/wall? Who will maintain the
path and the surrounding area where it intersects to San Carlos Way? What will be the width
of the stairs? How close will they be in proximity to our front properly line?

Thank you for the opportunity to note our concerns. We look forward to working with you and the
applicant.

Sincerely,

Michael and Katherine Ferre~ra-
5821 San Carlos Way
P]easamon CA 94566

cc: Ed Lamb (via fax)
