STREET DESIGN ST AND ARDS <br />1. Street cross-sections should be designed as specified in Table V-1 and in <br />accordance with the Public Works Design Guidelines . Adjustments to design <br />standards may be approved in order to preserve existing trees and other <br />significant natural site features in accordance with the PUD development review <br />process. <br />2 . Left-tum lanes and right-tum deceleration lanes shall be provided on the realigned <br />Vineyard A venue at intersections with the collector loop street and local streets . <br />3. Direct driveway access to the realigned Vineyard A venue shall be permitted if <br />necessary only for the Vineyard estate lots. <br />4 . Vehicular access to future homes on Lots 9 and 13 shall be provided by way of <br />a single shared private driveway along the common property line between these <br />two lots. <br />5. In order to mitigate the impact of noise to an acceptable level along Vineyard <br />Avenue in the northwest portion of the Plan Area , a minimum six-foot high <br />landscaped earth berm shall be constructed along the Vineyard A venue frontage <br />of Lots 4, 9, 10 , 11 , and 13 (and Lot 8 , if desired by the owner of this developed <br />parcel); and a decorative masonry soundwall with landscaping shall be constructed <br />along the Vineyard A venue frontage of Lot 1 and designed to complement the <br />existing soundwall and landscaping on the north side of Vineyard A venue. <br />6. Gated developments which preclude public access shall not be permitted unless <br />required for agricultural protection purposes. <br />7 .
