For the newly added <br /> projects, cost estimates have been developed based on assumptions about the planned right-of- <br /> way, roadway cross-sections,and landscaping treatments for each corridor.These assumptions <br /> have been based on similar existing corridors within the City of Pleasanton as well as the City's <br /> roadway design standards, and have been reviewed and confirmed by City staff. In some cases, <br /> the estimated project cost is presented as a range, depending on design details that are not <br /> known at this point. <br /> As shown in Table 1,the total cost of all projects is about $490 million.The results of the nexus <br /> analysis procedures are described in the following sections of this memorandum. <br /> Nexus Analysis <br /> In order to include the 19 additional projects that are proposed to be added to the TIF program, it <br /> is necessary to establish a "nexus" or relationship between new development in Pleasanton,the <br /> need for transportation improvements in order to serve that new development, and the cost of <br /> the improvements that would be covered by the TIF.The following procedures have been used to <br /> evaluate that nexus relationship. <br />
