These requirements shall be in addition to the <br />requirements of Chapter 15 Division 3 of the Business <br />and Professions Code of the state (Land Surveyor’s Act) <br />which shall take precedence when a record of survey is <br />required. (Prior code § 2-13.03) <br /> <br />20.44.020 Survey plat—Form. <br /> Two prints of the survey plat shall be submitted. <br />The plat shall be accurately drawn to a scale of 20 feet <br />to one inch and on a standard sized sheet of 18 inches by <br />26 inches, with a one-inch border on all sides, unless <br />otherwise authorized by the city engineer. Upon ap- <br />proval of the survey by the city, a reproducible copy <br />shall be supplied to the city. (Prior code § 2-13.04) <br /> <br />20.44.030 Survey plat—Required information. <br /> The following minimum information shall be <br />shown on all property surveys: <br /> A. The name, address and registration number <br />of the licensed land surveyor or registered civil engineer <br />who performed the survey together with his or her cer- <br />tificate, signature and seal, the date the survey was <br />made, and the name of the owner of record. <br /> B. The exterior boundary lines of the property <br />with their bearings and distances. Basis of bearings shall <br />be the California State Coordinate (Zone III) bearing <br />between two identified monuments. Deed courses shall <br />be shown in parentheses, with “Deed” included with <br />course. Courses based on other surveys shall also be <br />shown in parentheses with a note reference to the survey <br />included; <br /> C. The location and type of monuments or <br />other markers found or set by the surveyor; <br /> D. The deed and/or survey distance and the <br />measured distance sufficient to relate the side line of the <br />property to the nearest intersecting street and to one <br />identified monument; <br /> E. The location of existing easements affecting <br />the property with sufficient data to accurately locate <br />them, and the proper recording data, and adopted precise <br />plan lines of future street rights-of-way; <br /> F. Contour lines at one-foot intervals or spot <br />elevation(s) on a grid system, for predominant ground <br />slopes between level zero percent and five percent, con- <br />tour lines at two-foot intervals for predominant ground <br />slopes between five percent and 10 percent, contour <br />lines at five foot, or other appropriate interval for pre- <br />dominant ground slopes exceeding 10 percent. All ele- <br />vations shall be based on N.G.V.D. datum (National <br />Geodetic Vertical Datum, formerly United States Coast <br />and Geodetic Survey) unless otherwise authorized by the <br />city engineer, and the bench mark used shall be listed <br />with the record elevation; <br /> G. The location of all existing buildings, struc- <br />tures, wells or other improvements on the property in- <br />cluding trees, fences or poles and power lines. Where <br />encroachment or near encroachment occurs with a prop- <br />erty line, the distance from the property line shall be <br />shown; <br /> H. The location of curbs, gutters, sidewalk and <br />street paving with elevations; <br /> I. The location, size, slope and depth of open <br />or closed drainage channels, sewer, water or other un- <br />derground utility lines, on or affecting the property, <br />based on best data available (precise invert elevations to <br />be field measured when possible); <br /> J. Natural topographic or agricultural features <br />affecting the property. (Prior code § 2-13.05) <br /> <br />20.44.040 Survey plat—Limits. <br /> The limits of the survey plat shall normally be the <br />boundaries of the property except as follows: <br /> A. The limit shall extend to the opposite prop- <br />erty line of improved or unimproved streets. <br /> B. Major buildings, structures or other features <br />on adjacent properties shall be shown when they may <br />reasonably be expected to affect the subject property. <br /> C. When the proposed improvements occupy a <br />small portion of a large parcel under one ownership the <br />city engineer may prescribe reasonable limits beyond the
