Police Calls for Service <br /> Staff requested Calls for Service dataH l from the Pleasanton Police Department between 2015 <br /> and 2018 at the project site. The data included a variety of reported incidents. The data <br /> showed a total of four service calls related to "robbery" over a four-year span at the existing <br /> convenience store and two calls at the fuel station. The Police Department has reviewed the <br /> data with staff and indicated that the incidents associated with the site are primarily a function <br /> of the location of the site (along major streets and intersections) rather than the uses on the <br /> site. The Police Department further indicated that the data revealed no significant issues or <br /> concerns related to the presence of the convenience store. Furthermore, the Police <br /> Department finds no reason to believe the 810-square-foot larger convenience store at the <br /> subject site will produce any significant difference in the Calls for Service. The Calls for Service <br /> data is attached to the report as Exhibit E. <br /> Architecture and Design <br /> While staff has been supportive of the general design of the structures, staff recommended the <br /> following changes at the work session: <br /> • Add stone wainscoting to all elevations of the 7-Eleven and carwash buildings: and <br /> • Install painted metal trellises on the east (Hopyard Road) elevation of the carwash <br /> building to enhance the otherwise blank walls lacking articulation. <br /> The applicant considered comments from both the Planning Commission and staff and revised <br /> the elevations by adding stone veneer wainscoting to all elevations of the convenience store <br /> and carwash building, and metal trellises to the east elevation of the carwash building. <br /> The applicant also changed the proposed roof material for all of the structures. The applicant <br /> originally proposed a composition shingle material at the work session. The revised material is <br /> a faux tile product made of polypropylene (plastic). Staff is concerned with the aesthetics of <br /> this material and believes that a composition shingle or regular concrete tile roof material <br /> should be used instead of the faux tile. A condition of approval requires the applicant to use a <br /> composition or regular tile roof, subject to the review and approval by the Director of <br /> Community Development. <br /> Site Layout and Development Standards <br /> PUD zoning allows flexibility in the development standards for a project and allows the <br /> applicant to propose project-specific development standards, including building setbacks, <br /> building height, etc. <br /> Table 1 compares the setbacks, floor area, floor area ratio, and building height of the existing <br /> and proposed structures. The table also includes the development standards of the C-N <br /> District as reference. <br /> 1'1 Calls for Service is a phone call log listing the number of calls that the Police Department receives. The nearest <br /> site address may be used to identify the location, which may not be the actual location of the reported incident. <br /> Case Nos.
