for a decision regarding selection of a development option, if any, and authorization to proceed <br /> with the work as outlined in Task 2. <br /> TASK 2: Processing a Development Application, Construction and Property <br /> Management <br /> Subtask 2.1 — Development Entitlement Process <br /> • Upon selection by the City Council of a development option, process a Planned Unit <br /> Development(PUD) application through the City's standard development review process. <br /> The City and the developer shall coordinate the development application which at a minimum <br /> shall address the following: <br /> • Accurate visual simulation of project views from the surrounding neighborhood <br /> • Development of a financial plan and securing and coordinating project financing <br /> • Close coordination with residents and the neighborhood will be required <br /> Subtask 2.2 Development Construction Process <br /> Provide a construction/operational/transition plan that addresses the following: <br /> • Identification of the anticipated building general contractor <br /> • Preparation of a relocation plan, including anticipated expenses <br /> • A complete funding plan, including a project budget, including rent structures <br /> • Presentation of any construction phasing <br /> • Process all funding documentation <br /> Subtask 2.3 Development Management <br /> • Provide documents related to property ownership, land lease, regulatory agreements, <br /> financing, etc. <br /> • Provide documents related to property management <br /> • Process documentation required by HUD to complete the selected development option <br /> Page 3 of 3 <br />
