99. All structures covered by this approval shall be constructed to: <br /> Meet Title 24 state energy requirements, and <br /> Comply with all codes and ordinances in effect before the Building and Safety Division <br /> will issue permits. <br /> 100. The applicant/contractor shall submit two copies of the site soils report to the Building and <br /> Safety Division for third party peer review and shall pay for such review at the time <br /> specified by the Building and Safety Division, but in all cases before the issuance of a <br /> grading permit for the individual lots. <br /> 101. Prior to final building permit inspection and occupancy, a final inspection and approval by <br /> the Planning Division is required in order to confirm that all conditions of approval are <br /> satisfied. <br /> 102. Prior to the first framing inspection, the height of the primary structure shall be surveyed <br /> and verified as being in conformance to the approved building heights shown on the <br /> building permit plan sets. Said verification is the applicant's/ contractor's responsibility <br /> and shall: <br /> Be performed by a licensed land surveyor or civil engineer. <br /> Be completed and provided to the Planning Division. <br /> Reviewed and determined to be correct by the Planning Division. <br /> Fire Department Requirements <br /> 103. The applicant and the owner /contractor of the individual lots shall meet all requirements <br /> of the Pleasanton Fire Code (Pleasanton Municipal Code, Chapter 20.24) and this PUD <br /> approval for the subdivision /lots. <br /> 104. The applicant and the owner /contractor of the individual lots shall keep their respective <br /> construction sites free of fire hazards from the start of lumber construction until the final <br /> inspection. <br /> 105. The Fire Marshall shall approve the number, type, and location of all fire hydrants. Blue <br /> street "hydrant markers" shall be installed on the private street serving the four lots for all <br /> fire hydrants per City of Pleasanton Standard Specifications. All residential and <br /> enclosed accessory structures shall be provided with automatic fire sprinklers as <br /> reviewed and approved by the Fire Marshall <br /> Engineering Requirements <br /> 106. The applicant and /or owner /contractor shall submit a refundable cash bond for hazard <br /> and erosion control prior to issuance of an Engineering permit. Said bond will be held by <br /> the City until all the permanent landscaping is installed for the development and for each <br /> individual lot. The amount of this bond will be determined by the City Engineer. <br /> 107. The applicant shall grant an easement to the City over those parcels needed for public <br /> service easements (P.S.E.) that are approved by the City Engineer, or other easements <br /> that may be designated by the City Engineer. <br /> 25 <br />
