Public /Private Utility Installation and /or Modification Sewer <br /> 64. The applicant shall revise the sanitary sewer lateral to Lots 3 and 4 to include individual <br /> force mains and grinder pumps for each of the homes on these lots. The sanitary sewer <br /> pumps and force mains shall be private and shall be maintained by the individual <br /> property owners. A permanent disclosure of this fact shall be recorded over these lots <br /> with the recordation of the parcel map. Wording for the disclosure shall be submitted to <br /> the City Attorney and the City Engineer prior to recordation of the parcel map. <br /> 65. The existing sanitary sewer main shall remain private and shall be maintained by the <br /> Maintenance Association (MA) created for this purpose including the four Fuller/ <br /> Smathers properties directly to the west of this development. Prior to submittal of the <br /> parcel map application to the Planning Division, the applicant shall execute a written <br /> agreement with the Fuller /Smathers stating their consent of the use of this sanitary <br /> sewer main by the residents of this development, and Fuller /Smathers participation in <br /> the MA. A copy of the fully executed agreement shall be submitted to the satisfaction of <br /> the City Engineer and the Planning Division before the parcel map application can be <br /> determined complete. <br /> 66. The applicant shall show the location of all easements necessary to convey drainage on <br /> the parcel map <br /> 67. The applicant shall install a two -way cleanout on the sanitary sewer lateral to each lot. <br /> Public /Private Utility Installation and /or Modification Electrical <br /> 68. The applicant shall underground the existing electrical lines traversing the project site <br /> along its northerly boundary line as part of the development. <br /> 69. All utility boxes, transformers, capacitor banks, and /or switches for this development <br /> shall be installed underground in conduit. Their locations and design details shall be <br /> shown on the improvement plans submitted with the parcel map for review and approval. <br /> The capacitor banks or switches may be installed above ground, if properly screened <br /> subject to the review and approval of the Planning Division. <br /> Subdrains <br /> 70. Where an existing drainage swale will be filled, the applicant shall provide subdrains <br /> unless otherwise recommended by the applicant's Soils Engineer and approved by the <br /> City Engineer. The subdrains shall have a cleanout installed at the beginning of the <br /> pipe, and the bottom of the pipe shall terminate in a storm drain or other storm drain <br /> outfall subject to the approval of the City Engineer. The applicant's engineer shall <br /> submit a final subdrain location map to the City Engineer prior to acceptance of the <br /> public improvements for this development. It shall be the responsibility of the owner(s) <br /> of these lots to relocate the subdrains, if the subdrains are encountered during the <br /> excavation of a pool or other subsurface structure. <br /> 71. The perimeter of all building foundations shall be designed with subdrains. The <br /> subdrains shall have a cleanout installed at the beginning of the pipe, and the bottom of <br /> the pipe shall terminate in a storm drain or other storm drain outfall subject to the <br /> approval of the City Engineer.
