calming measures in the subject area. These plans shall be presented by City staff to <br /> the City Council with the Final Subdivision map. <br /> 52. The applicant shall provide the typical street section and the driveway sections of Lots 3 <br /> and 4 on the parcel map. The sections shall include the street widths, location of the <br /> existing sanitary sewer line, and the proposed location of the other utilities, i.e., storm <br /> drain line including drainage inlets, water main including fire hydrants, joint trench <br /> including street lights and utility boxes. <br /> 53. If the roadway of the private street is required to be reconstructed, the street shall have <br /> subdrains installed at edge of pavement on the uphill side of the street unless otherwise <br /> approved by the City Engineer. The subdrains shall be shown on the improvement <br /> plans submitted with the parcel map for review and approval. The subdrains shall be <br /> connected to the storm drain system or shall be drained by other means determined to <br /> be acceptable to the City Engineer <br /> 54. The applicant shall construct City standard vertical concrete (P.C.C.) curbs and gutters <br /> along the project Foothill Road frontage to a point defined by the City Engineer where <br /> the creek running along the side Foothill Road makes it impractical to install curb and <br /> gutter. The applicant may be required to install additional drainage inlets along west side <br /> Foothill Road as determine by the City Engineer. <br /> 55. The grading for the private driveway on Lots 1 and 2 are reference only these driveways <br /> shall not be constructed with the subdivision improvements but shall be constructed by <br /> the individual home builder along with the building on -site permit. The parcel map and <br /> final grading plans shall contain a note with this condition. <br /> Public /Private Utility Installation and /or Modification Water <br /> 56. The applicant shall connect the water main for the lots of this development to the <br /> existing private water main serving the Fuller /Smathers properties. The applicant shall <br /> execute an agreement with the owner of the Fuller /Smathers water main consenting to <br /> the use of the Fuller /Smathers main and its extension thereof for the residents of this <br /> development. The extended water main shall be private and shall be maintained by a <br /> Maintenance Association including the Fuller /Smathers lots and the lots within this <br /> development. A copy of the fully executed agreement shall be submitted to the <br /> satisfaction of the City Engineer and the Planning Division before the parcel map <br /> application can be determined complete. A copy of this agreement shall disclosed to the <br /> potential property owners prior to the close of escrow of the sale of the lots. <br /> 57. The applicant shall install a water meter at each lot of this development, including the <br /> Fuller /Smathers properties, and shall install a master water meter on the Fuller/ <br /> Smathers water line where it connects to the City's water main. The City will read the <br /> master meter and the meters of the individual water meters of the Fuller /Smathers lots <br /> and the lots of this development and will bill the Maintenance Association (MA) the cost <br /> of the total water usage based upon the reading of the master meter. It will then be the <br /> responsibility of the MA to bill the individual lot owners for the differences between the <br /> City's master meter and the individual private water meters. <br /> 58. The master meter that the applicant is responsible for furnishing and installing shall be a <br /> "Fireline" type meter installed in an appropriately sized vault with an acceptable cover, <br /> each to be approved by the City Engineer.
