that secondary signs that include logos be reviewed and approved by the Zoning <br />Administrator as opposed to an over-the-counter approval. <br />Mr. Cornett that with a yogurt shop and two smaller buildings with only one entrance <br />on Division Street, there would not be a lot of signs. <br />Commissioner Blank stated that if the tenants who want logos on their signs would <br />have to come before the Commission. <br />Commissioner Narum clarified that logos would be approved by the Zoning <br />Administrator, with copies of the approved sign provided to the Commissioners, who <br />would have an opportunity to appeal the approval. <br />Mr. Cornett stated that wants aesthetic and tasteful signs, for which reason he is <br />looking for high quality tenants. He indicated that his building in a perfect Downtown <br />location and that he did not want to degrade or negate the building’s historic value. <br />He agreed with staff’s review of a tenant’s logo; however, he did not want a <br />complete restriction of logo signs for tenants. <br />Commissioner Blank stated that the process would be like that of the golf course <br />homes in the Happy Valley area, where copies of the approved plans are provided to <br />the Commissioners, who could appeal the approval. <br />THE PUBLIC HEARING WAS CLOSED. <br />Chair Pearce inquired if the limit of three window signs applied to all windows on the <br />ground floor and not just to those fronting Main Street. <br />Commissioner Narum stated that this is limited to Comerica’s four windows across <br />the front and one on the side. She added that they would still be limited to <br />25 percent but they can pick whichever three windows they want and the one door <br />sign. <br />Commissioners Blank and Narum accepted the following modifications to the <br />motion: <br />: <br />Exhibit A-1: Master Sign Program <br />1. Any requests for logos for secondary businesses shall be processed as a <br />Sign Design Review by the Zoning Administrator. <br />2. The background color for all signage shall be muted and shall <br />complement the colors of the approved Master Sign Program. <br />Exhibit A-2: Comerica Bank: <br />1.
