9. All storm water shall be collected on-site and carried by <br /> pipe to the storm drain system in Valley Avenue directly in <br /> front of the project. The storm water shall not be <br /> discharged into the storm drain system for the Valley Avenue <br /> undercrossing. <br /> <br /> 10. The access gate on Valley Avenue shall be setback from the <br /> face of curb on Valley Avenue, such that a semi-truck and <br /> trailer can pull completely off the street before stopping <br /> to open the gates. <br /> <br />11. That the applicant install a hydrant on or in close <br /> proximity to the project site. Blue dots shall also be <br /> placed on Valley Avenue to identify the location of the <br /> hydrant. The final design and location shall be subject to <br /> the approval of the Fire Marshall, prior to the issuance of <br /> a grading permit. <br /> <br />12. That the applicant secure a hazardous materials storage <br /> permit from the Fire Department, prior to the use of the <br /> underground tank. <br /> <br />13. That the applicant shall provide a knox key/box/switch/lock <br /> access on the sliding gates for the Fire Department. <br /> <br />14. Any future uses by the applicant on the site shall be <br /> subject to staff review and approval. <br /> <br />15. That the applicant work with staff to establish a limited <br /> public access program to accept public waste oil. <br /> <br />16. That this development is subject to all Standard Conditions <br /> of Development attached to this report except for conditions <br /> 28, 29, 31, 45, 46, 49, 50, 54, and 55. <br /> <br /> -5- <br /> <br /> <br />
