• <br />l~ <br />ORDINANCE NO. 1989 <br />AN ORDINANCE APPROVING THE APPLICATION OF ALAMEDA COUNTY <br />SURPLUS PROPERTY AUTHORITY FOR PUD PRE-ZONING AND <br />REZONING, AS FILED UNDER CASE PUD-44 <br />WHEREAS, Alameda County Surplus Property Authority has applied for Planned <br />Unit Development (PUD) pre-zoning of 122.5 acres of the 124-acre Staples Ranch <br />property, bounded on the north by I-580 and the City of Dublin, on the east by <br />EI Charro Road and the City of Livermore, and on the south by the Arroyo Mocho <br />channel and unimproved quarry lands, to the PUD-C (Commercial) District, the <br />PUD-HDR/C (High Density Residential/Commercial) District, and the PUD-P (Park) <br />District; and rezoning of a 1.5-acre Continuing Care Community parcel on the western <br />side of the Staples Ranch Property from the PUD-MDR (Medium Density Residential) <br />District to the PUD-MDR (Medium Density Residential) District, the PUD-C <br />(Commercial) District, and the PUD-HDR/C (High Density Residential/Commercial) <br />District or a similar combination thereof; and <br />WHEREAS, an Environmental Impact Report was prepared for this project, and a <br />resolution certifying the Environmental Impact Report as complete and adequate in <br />compliance with the California Environmental Quality Act was adopted on February 3, <br />2009; and <br />WHEREAS, at its meetings of February 3, 2009 and February 24, 2009, the City <br />Council received the Planning Commission's positive recommendations for approval of <br />the pre-zoning and rezoning of the project site; and <br />WHEREAS, a duly noticed public hearing was held on February 3, 2009 and <br />February 24, 2009; and <br />WHEREAS, after a review of the materials presented, the City Council <br />determined that the proposed pre-zoning and rezoning are appropriate for the project <br />site; and <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br />DOES HEREBY ORDAIN AS FOLLOWS: <br />SECTION 1. Approves the pre-zoning of 122.5 acres of the 124-acre Staples <br />Ranch property, bounded on the north by I-580 and the City of Dublin, on the east by <br />EI Charro Road and the City of Livermore, and on the south by the Arroyo Mocho <br />channel and unimproved quarry lands, to the PUD-C (Commercial) District, the <br />PUD-HDR/C (High Density Residential/Commercial) District, and the PUD-P (Park) <br />District; and rezoning of a 1.5-acre Continuing Care Community parcel on the western <br />side of the Staples Ranch Property from the PUD-MDR (Medium Density Residential) <br />District to the PUD-MDR (Medium Density Residential) District, the PUD-C <br />
