PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0, 982 <br />WHEREAS, the application of MacKay & Somps for approval of Tentative <br />Tract #2980, Vintage Hills, Unit ~6, has come before this <br />Commission, <br />NOW, THEREFORE BE IT RESOLVED, that Tentative Tract X2980, Vintage Hills, <br />Unit ~k6, be approved subject to the following conditions; <br />1. That the applicant adhere to the conditions of the Public <br />Works Department. <br />2. That the location of homes on reverse corner lots be <br />subject to review by the Design Review Board. <br />3. That the southerly portion of the tract or that portion <br />bounded in red on the submitted map labeled Exhibit A, be <br />held in abeyance pending a meeting between this City and <br />the developer. <br />4. It is recommended that the limits of Tentative Map <br />Tract ~~2980, be revised to exclude that southern portion <br />outlined in red on Exhibit A, <br />5. That all in-tract easements be granted as public service <br />easements with no reference to specific use. <br />6. That the number, size and location of fire hydrants rema <br />subject to change pending completion of a study of this <br />matter by the Fire Chief. <br />7. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest possible <br />coat to the City. <br />8. That electric power distribution and communication <br />service systems be placed totally underground except for <br />pad-mounted transformers and above-ground splicing cabinets <br />where necessary. <br />9. That approval of the sanitary sewer system be withheld <br />until the developer has demonstrated to the satisfaction of <br />City Engineer that the proposed system is adequate for the <br />service area and generally meets the immediate and long <br />range requirements of the sanitary sewer system in this and <br />all tributary areas. <br />10. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated to <br />the satisfaction of the City Engineer that the pr oposed <br />system meets both the immediate and long range require- <br />ments for supplying water in this area. <br />
