RESOLVED: <br />PLANNING COMMISSION <br />CITY OF PLEASANTON <br />RESOLUTION NO. 269 <br />The Planning Commission has considered a Zoning Permit with <br />Planned Unit Development Approval for the area of Tentative <br />Subdivision Map. Tract No. 2591, dated February 7, 1964, <br />under Section 19.806 of Ordinance No. 309, the Zoning Ordinance, <br />and does hereby make findings as follows: <br />1. The proposed Planned Unit Development does conform to the <br />Pleasanton General Plan. <br />2. That the development of a harmonious, integrated plan as <br />presented justifies certain exceptions. <br />3. Reduction in minimum lot area for 11% of lots is reasonable <br />and justified under the circumstances. <br />4. Reduction in lot width for 14% of lots is reasonable and <br />justified under the circumstances. <br />5. The proposed development will create a residential environment <br />both desirable and stable, in harmony with the character of <br />surrounding neighborhoods, allowing land use of a density no <br />higher than the standards for open apace otherwise specified <br />for similar areas in Ordinance No. 309. <br />RESOLVED FURTHER: <br />That the Planned Unit Development presented with the above mentioned <br />application, on file with the City Engineer, is approved and the <br />Zoning Permit is hereby granted to include single family, multiple, <br />commercial and a church -park -swim club complex, subject to conditions <br />as follows: <br />1. That the facts justifying the above findings remain sub- <br />stantially the same. <br />2. The applicant show continued financial ability to carry out <br />the proposed Planned Unit Development, with construction to <br />start not later than six months following subdivision approval <br />and precise zoning district classification. <br />3. Said Planned Unit Development be completed within seven years. <br />4. A performance bond of not more than 10% of the estimated cost <br />will not be required at this time, provided that the Planning <br />Commission reserves the right to fix and demand such a bond <br />at a later date. <br />Dated: February 20, 1964 <br />ATTEST: <br />James <br />.
