PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1939 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON APPROVING A USE PERMIT FOR PONDEROSA <br />HOMES AS FILED UNDER CASE UP-80-38. <br />WHEREAS, Ponderosa Homes, Inc. has applied for a conditional use <br />permit for a model home complex and subdivision sales <br />office for the 140 lot single-family residential sub- <br />division proposed to be constructed south and east of <br />Valley Avenue and Hopyard Road. The property is zoned <br />R-1-6500 (Single-Family Residential) District; and <br />WHEREAS, a public hearing was held on January 14, 1981 at which <br />time all pertinent documents and testimony were considered. <br />NOW, THEREFORE, THE PLANNING <br />RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission approves case UP-80-38 subject <br />to all of the conditions of the staff report to that <br />Commission dated 1/14/81, attached hereto and made part <br />of this case by reference because all of the required <br />findings shown thereon can be made; except to modify the <br />conditions as follows: <br />2. That the temporary sales trailer shall not be <br />installed until the parking lot is paved and <br />that it shall be removed immediately upon <br />occupancy of the model home containing the <br />sales office. <br />8. That a minimum of 75~ of the trees used in the <br />model home complex shall be a minimum of 15 gallons <br />in size, and a minimum of 75~ of the shrubs a <br />minimum of 5 gallons in size. <br />10. That no flags (except the U.S. Flag), banners, <br />pinwheels or similar attention attracting devices <br />shall be utilized in the complex. <br />12. That the developer call for final building <br />inspection by the City prior to any of the model <br />homes being converted for residential occupancy <br />or at such time as agreed to by the staff. <br />14. That the developer install street trees in accordance <br />with City standards prior to residential use of the <br />models. <br />Section 2. This resolution shall become effective 15 days after its <br />passage and adoption. <br />
